Concrete Repair and Leveling in Augusta and the CSRA

A sunken walkway, a driveway slab that lifted at the joint, a patio pulling away from the house, front steps crumbling at the edge. Some of it can be lifted, patched or resurfaced; some of it is a tear-out. Here is how local Pros decide, and how to get their quotes free.

What moved

The CSRA concrete problems, and what each one really is.

  • A slab that sank. On red clay in Columbia County and north Augusta, fill under a driveway or walk settles for years; on sandy ground in south Augusta and Aiken County, water washes it out from under an edge. The slab is usually fine; the void is the problem.
  • A slab that lifted. Tree roots under a walk, or clay that swelled in a wet winter, push one side up and leave a trip edge at the joint.
  • Cracks. Hairline shrinkage cracks that stay tight are cosmetic. A crack that is wide, that has one side higher than the other, or that keeps growing is a base problem, not a concrete problem.
  • Surface damage. Scaling, pitting and crazing from a hot-weather pour or a bad finish. The slab is sound underneath and the fix is a resurfacing overlay.
  • Edges and steps. Spalled edges, broken step noses and a stoop that has pulled away from the house, often where a downspout has hit the same spot for twenty years.

The fixes

Lift it, patch it, resurface it, or replace it.

Slab lifting (mudjacking or polyurethane foam). Holes are drilled through the sunken slab and material is pumped under it to raise it back level. Fast, far cheaper than replacement, and the usual answer for a sunken walk, step or driveway section that is otherwise sound. Foam cures in minutes and adds little weight; grout is heavier and cheaper.

Crack repair and joint sealing. Routing and sealing keeps water out of the crack and out of the base, which is what stops it growing. It will not make the crack invisible.

Resurfacing. A bonded overlay over a scaled or stained slab gives a new surface, broom or decorative, on a slab that is structurally fine.

Grinding. A lifted joint edge can be ground flush to remove the trip hazard where lifting the low side is not practical.

Replacement. When the slab is broken into pieces, when the base has washed out beyond repair, when it was poured too thin to begin with, or when a tree root will keep lifting it. See driveways, patios and slabs.

The job

What to expect from a concrete repair Pro.

  • A look at the whole slab and where the water goes, not just the crack you noticed; a repair that ignores the downspout or the grade will fail the same way
  • A straight answer on lift versus replace, with the price of each
  • For lifting: how many injection points, what material, and what happens if the slab does not come up level
  • For resurfacing: how the old surface is prepared and what the overlay is
  • Drainage fixes as part of the quote where they are the cause: a downspout extension, regrading beside the slab, a channel drain at the garage
  • How long before you can walk and drive on it

Repairs are priced by the job: lifting by the number of slabs and the material, patching and sealing by the foot, resurfacing by the square foot. Photos of the damage with a tape measure in the shot get you quotes that hold up.

FAQ

Concrete repair: common questions.

Can a sunken driveway be lifted instead of replaced?

Often, if the slab is in one piece. Mudjacking or polyurethane foam pumped under the slab raises it back level in a few hours at a fraction of replacement cost. A slab that is cracked into pieces or poured too thin is a replacement.

How much does concrete repair cost in Augusta?

Lifting is priced by the slab and the material, crack sealing by the foot, resurfacing by the square foot. Post photos with a tape measure on HammerDuck and compare several quotes.

Will a repaired crack come back?

If the base under it keeps moving, yes. A good repair fixes the water problem that moved the base, then seals the crack. Ask the Pro what moved the slab, not just how they will fill the line.

Who repairs the sidewalk in front of my house?

It depends on who owns it. In many Columbia County subdivisions the sidewalk is the homeowner’s; in the city it may be the city’s. Check with your county or city before you pay for a public sidewalk.

Do I need a permit for concrete repair?

Lifting, patching, sealing and resurfacing an existing slab are normally treated as maintenance. A full replacement that meets a public street can need a driveway permit; your Pro should confirm with the building office for your address.
